Effective date: 20 September 2026
These Guidelines explain the minimum standards for property listings, buyer and tenant requirements, and related marketplace activity on ApnaDHA.com.
1. Property Listings
- Post only properties you are authorised to market.
- Use accurate property type, location, size, price or rent, project and availability information.
- Do not intentionally hide material facts that would make the listing misleading.
- Do not publish duplicate or near-duplicate listings to manipulate visibility.
- Use images you have permission to publish and avoid unrelated or deceptive photos.
- Mark sold, rented, withdrawn or unavailable properties inactive as soon as reasonably practical.
2. Buyer & Tenant Requirements
- Post genuine requirements with realistic market, phase or sector, property type, budget and size information.
- Keep active requirements current and deactivate them when the need is fulfilled, paused or no longer valid.
- Do not use requirements to collect unrelated marketing leads, spam agents or harvest contact details.
- Users may edit, close, renew or deactivate their own requirements through available account controls.
3. Agents & Agencies
- Maintain accurate contact, company, service-area and profile information.
- Do not misrepresent affiliation, authority, exclusivity or ownership.
- Use buyer and tenant contact details only for relevant property communication.
- Avoid repeated unsolicited messaging or conduct that users reasonably experience as spam.
4. Verification & Moderation
ApnaDHA may review, edit, request clarification, suspend, expire or remove content that appears inaccurate, stale, duplicated, misleading, abusive, unlawful or inconsistent with marketplace standards. Moderation does not guarantee the accuracy or legality of content that remains visible.
5. Featured, Verified & Chance Deal Labels
Labels may describe placement, freshness checks or an ApnaDHA workflow. They do not guarantee ownership, title, availability, price, condition, transaction completion or investment performance. Users must independently verify all transaction-critical information.
6. Prohibited Content
- fraudulent or impersonated listings;
- illegal, discriminatory, abusive or threatening material;
- malware, phishing or suspicious external links;
- content copied without the necessary rights;
- false urgency, fabricated prices or deliberately misleading claims;
- bulk spam or automated contact harvesting.
7. Enforcement
Depending on severity and history, ApnaDHA may warn a user, edit or remove content, restrict marketplace access, suspend an account or permanently block abusive activity.
8. Related Policies
