These Terms govern access to and use of ApnaDHA.com, including property listings, buyer and tenant requirements, agent and agency profiles, project pages, market information, account features and related services. By using the platform, you agree to these Terms.
1. Independent Platform
ApnaDHA.com is an independent private property marketplace and is not affiliated with, endorsed by, sponsored by, or operated by Defence Housing Authority (DHA). References to “DHA” are used to identify the geographic property markets and communities covered by the platform.
2. Marketplace Role
ApnaDHA provides technology and information tools that help users discover and publish property opportunities and requirements. Unless expressly agreed in writing for a specific service, ApnaDHA is not a party to property sale, purchase, lease, brokerage or agency agreements between users and does not guarantee completion of any transaction.
3. Eligibility & Accounts
- You must be at least 18 years old and legally capable of entering into binding arrangements to create or use an account.
- You are responsible for the accuracy of your account information and for protecting your login credentials.
- ApnaDHA may require email, identity, profile or other verification where appropriate.
- We may restrict, suspend or close accounts used for spam, impersonation, fraud, misleading activity, abuse or repeated policy violations.
4. Property Listings
Users who publish property listings must have a legitimate basis to market the property and must provide information they reasonably believe to be accurate and current. Listings may be moderated, corrected, suspended, expired or removed where information appears stale, duplicate, misleading, unlawful or inconsistent with platform policies.
“Verified”, “Chance Deal”, “Featured” or similar labels, where used, describe the platform process or placement and do not constitute a guarantee of title, ownership, price, condition, availability or investment performance.
5. Buyer & Tenant Requirements
Users may post requirements describing property they wish to buy or rent. A requirement may be active, inactive, closed, expired, moderated or removed. Users are responsible for keeping their requirements current. Agents and other market participants must not misuse contact information obtained through the platform.
6. Agents, Agencies & Professional Profiles
Agent and agency profiles are user-provided professional profiles. Registration, profile completion, badges or account status do not by themselves amount to a legal, regulatory or professional endorsement by ApnaDHA. Users should independently assess any professional before engaging them.
7. User Content
You retain responsibility for content you submit, including text, images, logos, property details, requirements and profile information. By submitting content, you grant ApnaDHA a non-exclusive, worldwide, royalty-free licence to host, display, format, reproduce and distribute that content as reasonably necessary to operate and promote the platform.
You must not upload content that infringes third-party rights, is unlawful, deceptive, abusive, malicious, discriminatory, pornographic, fraudulent or otherwise unsuitable for the platform.
8. Due Diligence & No Transaction Guarantee
Property information, asking prices, market commentary, availability and user claims may change and may contain errors. Before making any payment, token, booking, purchase, lease or investment decision, users should independently verify the property, seller or landlord identity, title and ownership records, transfer status, approvals, dues, taxes, possession, utilities, measurements, physical condition and all transaction documents with the relevant authorities and qualified professionals.
9. Payments, Featured Placements & Advertising
ApnaDHA may offer paid listings, featured placements, advertising, sponsored content, subscriptions or other paid services. Commercial placements will be identified where appropriate as Featured, Sponsored, Partner or similar. Payment terms, duration, deliverables, refunds and cancellation rules may vary by product and will be communicated at purchase or agreement stage.
10. Market Information & Editorial Content
Articles, guides, calculators, price discussions and market commentary are provided for general information and research. They are not legal, tax, financial, engineering, valuation or investment advice and should not replace professional advice tailored to your circumstances.
11. Intellectual Property
ApnaDHA’s original branding, site design, software, editorial material and platform content are protected by applicable intellectual-property laws. Third-party names, marks, images and content remain the property of their respective owners. No ownership of third-party trademarks is claimed merely because they are referenced on the platform.
12. Prohibited Use
- scraping, harvesting or bulk extracting contact data without permission;
- spam, unsolicited mass messaging or automated abuse;
- fraud, impersonation, phishing or misrepresentation;
- circumventing account, privacy, security or access controls;
- uploading malware or interfering with platform availability;
- using another user’s contact information for purposes unrelated to a genuine property or business enquiry.
13. Third-Party Services
The platform may use or link to third-party services such as hosting, analytics, authentication, maps, advertising, payment, email, social or messaging platforms. Their own terms and privacy practices may apply.
14. Availability & Changes
We may add, modify, pause or discontinue platform features, categories, plans or services. We do not guarantee uninterrupted or error-free availability.
15. Limitation of Liability
To the extent permitted by applicable law, ApnaDHA is not liable for losses arising from user-generated content, inaccurate or stale listings, failed transactions, counterparty conduct, reliance on market information, third-party services, platform interruptions or unauthorised misuse by other users. Nothing in these Terms excludes liability that cannot legally be excluded.
16. Privacy
Our handling of personal information is described in the Privacy Policy.
17. Governing Law
These Terms are intended to operate subject to the applicable laws of Pakistan. Any dispute that cannot be resolved informally may be brought before a court or forum with lawful jurisdiction, subject to any mandatory legal rights.
18. Changes to These Terms
We may update these Terms as the platform evolves. The current version and effective date will be posted on this page.
